Commercial Roofing in Carson, Planned for the Long Run
We look after the roofs over shops, offices, small warehouses and multi-unit buildings. Most of our commercial work is repair and steady upkeep that keeps an existing membrane sound for more years, with replacement saved for when it truly makes sense.
Care for the Roof Over Your Business
A low-slope commercial roof rarely fails all at once. It wears at the seams, around rooftop units and at the drains first, and those small openings let water work into insulation long before a stain shows on a ceiling tile.
Our approach is to find that wear early and deal with it in proportion. A resealed seam or a rebuilt pitch pocket costs far less than wet insulation, and it buys the membrane real time. When a roof is past saving, we tell you plainly and plan the replacement around how your building operates.
If your building has a separate low-slope section over a residence or a small detached structure, our Flat Roofing page covers that work in more detail.
What Our Commercial Roof Work Covers
Membrane and seam repair
We repair single-ply, modified bitumen and built-up roofs using materials compatible with what is already there. Patching an older membrane with the wrong product can cause it to pull apart later, so we match chemistry before we match color.
Flashings and penetrations
Curbs for HVAC units, vent stacks, conduit and skylights are where most commercial leaks begin. We reseal or rebuild the flashing so it moves with the roof instead of cracking against it.
Drains, scuppers and ponding
Standing water that lingers for days ages a membrane quickly. We clear drains and scuppers, check that they sit low enough to do their job, and recommend fixes for areas that pond.
Scheduled maintenance visits
We can return on a regular schedule to walk the roof, clear debris and catch small problems. Each visit ends with notes and photos so you have a running record of the roof's condition.
Replacement and recover options
When repair no longer holds, we explain whether a full tear-off or a recover over the existing roof is allowed and sensible for your building, then put the scope in writing.
Signs Your Commercial Roof Needs Attention
Water after the first winter rain
Our dry summers can hide a problem for months. If ceiling tiles stain after the first real storm of the season, water has likely been finding a path for some time.
Blisters, wrinkles or open laps
Bubbles in the membrane or seams that lift at the edge mean moisture or adhesion trouble underneath. Caught early, these are usually repairable.
Ponding that stays for days
A little water after rain is normal. Puddles still there two or three days later point to drainage or low spots that will shorten the roof's life.
Cracked sealant around rooftop units
Sealant dries and shrinks under strong sun. Gaps around curbs and pipes let water straight into the building.
Soft spots underfoot
A section that feels spongy when walked usually means wet insulation below. That needs to be found and dried or replaced before it spreads.
How a Commercial Roof Job Runs
- 1
A free roof inspection
We walk the entire roof, check drains, seams and penetrations, and look at the interior where you have seen leaks. We photograph everything we find.
- 2
A written estimate in plain terms
You get a free written estimate that separates urgent repairs from items that can wait, so you can plan spending across seasons instead of all at once.
- 3
Work scheduled around your business
We plan noisy or odorous work for hours that suit your tenants and customers, keep access points clear and protect walkways and parking near the building.
- 4
Cleanup and a photo record
We remove debris from the roof and the ground, then send photos of the finished work. That record helps with future maintenance and with any insurance questions later.
What Drives the Price of Commercial Roof Work
On a commercial roof, condition matters much more than square footage. A big roof with dry insulation can be cheaper to maintain than a small one with wet layers hidden inside. We price from what we actually find on your building and write it out item by item.
- Kind and age of membrane
- Some older membranes take repairs well, while others have turned brittle and need more prep. Age also decides whether a recover is possible.
- Insulation that has gotten wet
- Soaked insulation must be removed, and the amount that is wet is often the largest single swing in a repair or replacement price.
- Equipment and openings on the roof
- Each unit, pipe and skylight calls for its own flashing. A roof packed with equipment needs more labor than an open one.
- Getting up there and working around your hours
- How high the roof is, whether a ladder or lift is needed, and working around business hours all change how long the job runs.
- Permits and code
- Replacement work usually needs a permit, and the current energy code can shape the insulation and membrane we use. Those steps are built into the estimate.
Questions Building Owners Ask About Their Roofs
Something not covered here? (310) 982-2274
Does my building need a new roof, or can the current one be repaired?
Plenty of leaking commercial roofs still have good years in them once the seams, flashings and drains are put right. The inspection tells us which way to go, based on how much membrane is still sound and how much insulation has gotten wet. If replacing is the better value, our photos will show you the reason.
How often should someone check a commercial roof?
Two visits a year works well: one ahead of the rainy season and one after it. A look after strong wind is also worth it. Steady checkups are the easiest way to extend a membrane's life.
Will the work get in the way of tenants or customers?
Most repair work stays on the roof and is barely noticed inside. On bigger jobs we settle working hours with you, protect the entrances and tell you in advance about any loud days.
Can you help with an insurance claim on a commercial building?
Yes. We work directly with your insurance claim, recording the damage in photos and a written scope, and we can meet the adjuster at the building. Coverage is decided by the adjuster, and we explain each step along the way.
Can a larger roof project be financed?
Yes. Financing is available through Service Finance Company, subject to credit approval, and we can go over it with you when we review the estimate.
